Some things do not fall under the condition of normal wear and tear, and these include:
Carpet stains or burns – As a tenant, it is your responsibility to be extra careful in handling liquids or materials that would cause permanent damage to the carpet.
Broken windows – Windows are made of durable materials but improper usage would cause it to break. When children play ball be sure to let them stay away window areas.
Missing blinds – When opening the blinds, pull the strings gently so as not to jam the rails. Forcing it to open would sometimes break the blinds.
Pet scratches – Some landlords do not allow pets in the house because of this.
