Do you have a tenant who looks after the house everytime you’re out of town? They can be awarded as Good Tenants. Having them makes your rental business a pleasure. If you have good tenants, give them some rewards by not raising the rental fee. When you keep this philosophy, you’d be able to keep them for the longest time. If the tenant puts in a garden and trees and other landscaping, the capital value they are adding to your property may mean you should not hit them with the highest possible rent. I’m sure that you would rather have the quiet yet carefree tenant than the domineering and loud one.
