College living is largely different from having your own place to stay after graduation. What you had then would not be conducive to your present situation and probably you’ll need to relocate when you’re hired. This would mean looking for a new place to stay. Try getting the best possible deal and find everything about the prospective property before applying for the lease. Ask what the lease entails and other possibilities that may arise and how to go about them. Let the landlord know if you have any issues pending, for example, not being currently employed or some hitches in your credit history, at the start of your negotiation. It is disappointing for the lessor to be put through all the trouble and later be informed that the deal could not push through for any other reason.

The actions to avoid when circumstances lead you to break your lease:
Don’t leave without notice – Even if you don’t have any unpaid balance, taking off unannounced will still reflect on your credit rating. This will affect your chance to qualify for any type of credit.
Don’t pretend that you’re still a tenant. – Paying your rental fee religiously even if you’ve already left does not make it right. The landlord expects his property to be occupied and it should be as he expects it.
Don’t be defensive when negotiating. – Acknowledge that you’re breaking the lease and apologize for creating such an inconvenience. Your need is to be able move out of the premises without any hitch and to be able to still maintain a good relationship with your landlord.

Some things do not fall under the condition of normal wear and tear, and these include:
Carpet stains or burns – As a tenant, it is your responsibility to be extra careful in handling liquids or materials that would cause permanent damage to the carpet.
Broken windows – Windows are made of durable materials but improper usage would cause it to break. When children play ball be sure to let them stay away window areas.
Missing blinds – When opening the blinds, pull the strings gently so as not to jam the rails. Forcing it to open would sometimes break the blinds.
Pet scratches – Some landlords do not allow pets in the house because of this.

Landlords and managers of rental units have agreed that the following would be considered to fall under this issue.
A minimum matting of the carpet – It is understandable that this may happen because of constant traffic in side the house.
Few nail holes – It is allowed to hang few things to decorate the rooms but not as much as if the area was riddled with bullet.
Fading of the paint – It is expected of the landlord to repaint the unit at minimal intervals of two to three years. But if damage to the painting happens in the first year of lease it would be the tenant’s responsibility to repaint.

The law states that a tenant must leave the rental as he had found it except for the normal wear tear. But this is quite tricky because we do not have an exact definition or explanation as to what is to be considered as such. It is to be evaluated in the context of the people leasing the premises. The standards to be used for a single occupant do not necessarily apply to a family, especially those with children. There will be issues on the application covering the phrase when you deal with children, as behavior vary greatly between kids and adults.

Isolating it could be done by using nonconductive materials, in wall clips or pads.
